What happens if I need to move out before my lease expires?
You are responsible for the entirety of the lease. We do offer a lease break option which is a 2 full calendar month's notice to vacate, plus a fee equal to 2 month's, which is due up front.
Can the apartment be sublet or listed on Airbnb or VRBO?
No, not at any time.
What are the occupancy limits?
Please contact the leasing office for occupancy guidelines and limits.
What leasing options are available?
We typically offer a 12 month lease term, but can offer 6-11 month lease, if current lease expiration numbers will allow for it. There is an additional cost for a shorter lease.
Do I need a lease guarantor?
Guarantors are considered on a case by case basis.
Do you offer individual leases?
We do not. All residents over 18 listed on the lease are responsible.
What are your application requirements?
Proof of income, positive credit history, and a clear criminal background.
Can I apply online?
All applications are filled out online.
How much is the security deposit? Is any of it refundable?
Security deposit is $500.00 to one full month's rent, depending on credit history. Residents with pets, must pay a security deposit equal to a full month's rent.
Is there an application fee?
$60.00 per person
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
Income, credit, rental, and criminal history are all checked through our application screening process.
Do I have to pay first & last month's rent?
NH does not require last month's rent up front. First month's rent is payable within 7 days of application approval.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the 1st of each month in the form of online payment through your resident portal. Resident can also pay by personal check or money order if they prefer.
Is there a late fee for overdue payments? Is there a grace period?
A $50.00 late fee is charged on the 4th of the month. Grace period is from the 1st to the 3rd.
Are utilities included?
No utilities are included.
Is renter's insurance required?
a minimum of $100,000 in personal liability insurance is required
Do you have items I can rent?
We do have on-site storage units for rent
Does the community have bicycle racks?
No.
Do you offer valet trash service and/or recycling?
No, we have onsite trash receptacles. There is no recycling.
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
No, you must contact Xfinity for Wifi and cable packages.
Do you have cable? Who is the provider? Is there a separate charge?
Xfinity is our cable provider and the resident is responsible for payment and setup.
Do you have package lockers/how do I get my packages?
Packages are delivered to buildings or leasing office, pickup available during leasing hours.

What security features does this property offer?
All building exterior doors are locked for limited access.

What kind of insects, if any should I be aware of?
We actively treat all pest control issues to avoid infestation of any sort.

We have 24/7 on call maintenance.
Do you allow pets? What is the pet policy?
We allow a maximum of 2 cats per apartment, and some dog friendly buildings with a maximum of 1 dog. There are breed restrictions with dogs.
What is the parking situation? What about guest parking?
Residents are required to display a Boulder Park parking permit in their rear car window. It is open parking and guests must get a guest parking permit if staying longer than 3 days, but no more than 14 days.
What is the policy for snow removal?
The resident is responsible for clearing and moving their vehicle after a snowstorm.
Are there building quiet hours?
The building quiet hours start at 7PM.
What decorations or changes to the apartment are prohibited?
Please check with management.

What is the procedure for moving in/out?
All residents must provide a 60 day notice to vacate at the end of their lease term

The apartments were built in 1983 with ongoing renovations.

One wall unit air conditioner in each apartment

We have shared laundry in the buildings.
What appliances are in the kitchen?
Dishwasher, Stoves, and refrigerator. Apartments with renovated kitchens have microwaves.
Are you near any transportation routes? Which ones?
We are located just off Route 3. There is a bus station within walking distance and the city bus stops at the bottom of the hill.

When is rent due?
"Rent is due on the first of every month. Rent received after the 3rd
day of the month is considered late and subject to a $50.00 late charge."
What forms of rent do you accept?
Payments can be made on your Resident Portal via eCheck, debit or credit card. Convenience fees are applied to debit and credit card payments.
How do I pay rent? Can I pay online?
Rental payments are made through the Resident Portal.
Can I set up automatic payments for rent?
Yes. Auto-payments can be set up through the Resident Portal Payments section.

You can download the resident portal app from the appstore or google play store. You can also visit our website princetonproperties.com and under "Resident Corner" you can select "Resident Portal"
What can I do in my resident portal?
You can pay rent, contact the leasing office and schedule maintenance. You can also upload, view or sign documents.

Am I able to renew my lease? How?
We will send you a renewal approximately 75 days before your lease expires.
Can I add occupants to my lease? What is the process?
Any changes to the household must meet our occupancy guidelines and be approved by the Leasing Office. New applicants will need to pay a $60.00 application fee and meet our application screening requirements.
Am I able to transfer from my current apartment to a new apartment or building?
Transfers may be allowed with management approval, provided the following conditions are met: you have lived in your apartment for at least 6 months, submit a 30-day notice to vacate your current apartment, have been current on rental payments for at least 6 months, and pass a management inspection showing your apartment has been maintained in a clean manner with no damages beyond normal wear and tear. Transfers are subject to a $1000.00 transfer fee.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
You can submit a maintenance request on your Resident Portal or by calling our Leasing Office. Note: all emergency work orders must be called in and should not be entered online. Non-emergency work orders are typically completed within 1-2 business days.

Emergency maintenance requests include issues such as leaks, no heat, fire, non-functioning toilets, and a refrigerator that is not working.
How do I enter a maintenance request online?
On the resident portal, click "My Apartment" then maintenance. You will then click request maintenance and describe the issue you are experiencing.

While there are no designated hours for outdoor amenities, we ask that you be mindful of our community's quiet hours, which are from 9 PM to 8 AM.
Are there extra storage or amenities I can rent? What is the process?
Yes, please contact the leasing office.

One parking permit is issued per licensed driver with a maximum of 2 vehicles per apartment.

What are snow removal protocols?
Cars must be cleared and moved the day after any snowstorm with 2 or more inches of snow. The property is broken down into 3 zones. Zone 1 from 9am to 10am (26,28,30,32,34), Zone 2 is 10am to 11am (16,18,20,22) and Zone 3 is 11am to 12pm (11,15,17,19,21)

Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
We welcome cats and dogs (in certain buildings only). There is a pet rent of $60 per dog and $30 per cat. We allow two pets in total – max of 2 cats or 1 dog and 1 cat. Dogs must be at least 6 months old . We do have breed restrictions and invite you to contact our leasing office to learn more!
How do I get my packages?
Packages can be left in your building's lobby, but this is not a secure area. If you prefer, you can have packages delivered directly to the Leasing Office at 24 Kessler Farm Drive for secure storage until you can pick them up. If you choose this option, we’ll send you an email notification when your package arrives.
How does the package concierge work/how do I receive packages?

Can I make spare keys?
Additional building keys are available for purchase at $25 each, and apartment keys are $15 each.
How do I set up or transfer utilities (electric, water, gas, internet)?
Residents are responsible for setting up gas, electricity and internet service. Gas is Liberty Utiltities, electricity is Eversource, and internet service is available through Xfinity. Links and phone numbers are provided in your move-in checklist. Water, sewer and trash is through Conservice and we will set that up through the leasing office, for you.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What is the smoking policy?
Smoking is prohibited in hallways, stairways, common rooms, and outdoor communal spaces. If you choose to smoke, please do so at least 30 feet away from any building or walkways. Smoking is prohibited in apartments, in certain non-smoking buildings (11,16,18,20,22) Smoking includes cigarettes, cigars, pipes, e-cigarettes, and similar devices.
Can I decorate my patio/balcony?

Can I paint the walls or install my own fixtures?
You are welcome to paint the walls as long as you return them to their original color before moving out. However, residents are not allowed to wallpaper or install fixtures on the ceiling, doors, or appliances. Modifications to plumbing or electrical systems are also strictly prohibited.
