What leasing options are available?

​We typically offer a 12-month lease. Flexible lease terms may be available upon request and availability.

Do I need a lease guarantor?

​A lease guarantor may be requested when the applicant does not meet all the application requirements. This is at the discretion of the property manager.

Do you offer co-living with individual leases?

We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.

What are your application requirements?

​We use an application screening service that gives a score that determines whether an application is approved. The score results from an analysis of varied information from the credit report, income, and previous rental history.

How much is the security deposit? Is any of it refundable?

​There is a $500.00 holding deposit due at the time of application. This $500.00 is fully refundable if the application is not approved or if the application is canceled within 48-hours of approval. This deposit is applied to your security deposit. The security deposit will be either $500.00 or a full month's rent, determined by your application screening results. Applicants with animals will be charged a security deposit equal to one full month's rent.

Is there an application fee?

​The application fee is $60.00 per applicant.

Can I apply online?

Do I have to pay first & last month's rent?

​We do require a security deposit and first month's rent, within 30 days of move-in. Last month's rent is not paid in advance.

When is rent due and how can I pay my rent? What forms of payment are acceptable?

​Rent is due on the 1st of the month. Rent may be paid by check or money order or the preferred method is to pay online.

Is there a late fee for overdue payments? Is there a grace period?

​Rent is due on the 1st, with a grace period through the 3rd. A $50.00 late fee will be charged at midnight on the 3rd.

Are utilities included?

​Utilities are not included in the rent. Residents are responsible to pay for gas, electric, water, sewer, and trash

Is renter's insurance required?

​Yes. We require a minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in.

What happens if I need to move out before my lease expires?

​You are responsible through the end of your lease. Lease breaks are handled individually.

Can the apartment be sublet or listed on Airbnb or VRBO?

Our lease does not allow subletting or listing on short-term rental platforms like Airbnb or VRBO.

What are the occupancy guidelines?

​Maximum occupancy is two residents per one-bedroom, three residents of non-familial status per two-bedroom, or four residents of familial status per two-bedroom.

Do you offer valet trash service and/or recycling?

We do not have valet trash removal services or dedicated recycling at this time; however, dumpsters are conveniently located throughout the community for resident use. 

Who provides cable and internet?

​Xfinity is the local cable and internet provider. This is at the resident's expense.

Do you have package lockers/how do I get my packages?

​Deliveries/packages can be sent directly to the Leasing Office if you will not be home at the time of delivery.

Is additional storage available?

​Storage is not included, but storage units are available on-site, for rent.

How do I reserve community amenities?

​You can reserve one-hour time slots for the fitness center, through the resident portal.

What security features does this property offer?

​Buildings have limited access to entry doors. This requires a key to get in, or guests may be "buzzed" in through the intercom system.

Does this community have a pest control service?

​Yes, we contract with a local pest control company that comes to the site weekly.

Are BBQ grills available? What kind are they?

​There are charcoal grills located in the community.

Are there bicycle racks?

Unfortunately, we do not have bicycle racks available at this time. 

What are hours for the leasing office?

Leasing Office hours are ​M-F 9 AM - 6 PM, Sat 10 AM - 4 PM, Sunday 11 AM - 4 PM.

What are the hours for the fitness center.

The fitness center is open from 9 AM to 10 PM, daily for your convenience. Head on over for a workout soon!

What are the hours for the pool?

Daily hours for the pool are from 9 AM to 8 PM. The pool is open from Memorial Day weekend through Labor Day weekend.

What are the hours for the laundry facilities.

The laundry rooms are open 24/7 for your convenience. 

What are the hours for outdoor amenities?

All outdoor amenities close at 8 PM. 

Do you allow pets? What is the pet policy?

​Yes. We are a pet-friendly community. Our pet policy: A security deposit equal to one month's rent is required with a pet. Indoor cats are permitted. Max of 2 pets per apt - 2 cats, or 1 dog and 1 cat. The monthly pet rent per cat is $30.00. Additional restrictions apply and will be explained during the leasing process. Dogs of non-aggressive breeds are permitted in certain apartment homes. Dogs must be at least 6 months of age. There is a maximum of one dog per apartment home. The monthly pet rent for a dog is $60.00 per month. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.

What is the parking situation? What about guest parking?

Parking is unassigned by permit only. One vehicle per leaseholder is permitted, with a maximum of two vehicles per apartment. There are no fees for parking. ​Parking is unassigned. We have a visitor parking area.

What is the policy for snow removal?

All vehicles must be moved by 9 AM the morning after any snowstorm that accumulates two or more inches of snow, or they will be towed.

What is the smoking policy?

Smoking is allowed in some buildings and we also have some non-smoking buildings. However, even in the buildings that allow smoking, you must be at least 30 feet away from all walkways and entryways to smoke (unless smoking within your apartment).

I have a noise complaint. Who do I contact?

For help resolving noise issues, please contact the Leasing Office. 

I have a maintenance/emergency maintenance issue; who do I contact?

You can enter non-emergency maintenance requests through the resident portal, or by contacting the leasing office. For emergency maintenance issues we have a 24-hour answering service that can be reached by calling our Leasing Office at 603-882-9702, they will put you in contact with the on-call maintenance technician.

Are there building quiet hours?

Building quiet hours are from 9 PM to 8 AM. Please be considerate of your neighbors. 

Are there fees for using the common spaces?

No, common spaces are available for residents to use free of charge. 

What is the procedure for moving in/out?

​Move-in appointments are scheduled in advance with the leasing office, for the day of move-in. Move outs require a 60 day, written notice to vacate, as per your lease terms. On move-out day, keys should be returned to the leasing office by noon.

What decorations or changes to the apartment are prohibited?

​Residents may not apply wallpaper (or other adhesives), decorate/attach anything to the ceiling, doors, cabinets, or appliances. Painting is not permitted. 

What appliances are in the kitchen?

Apartment kitchens are equipped with a refrigerator, gas stove, and dishwasher. Apartments with renovated kitchens have a built-in microwave (check with your leasing consultant). Sinks do not have garbage disposals. 

Is there air conditioning?

​Yes, one wall unit air conditioner is provided in each apartment, in the living room area.

Is there a bathtub or just a shower? Or both?

Bathrooms have a tub/shower combination setup.

Are washers and dryers available? Are they in the apartment?

For your convenience, laundry facilities are located on each floor of the building. Apartments do not have washers/dryers. 

When were these apartments built? Have there been any renovations?

​Boulder Park was built in 1983. We are continually making renovations and improvements to our community.

Do apartments have USB outlets?

Apartments have regular outlets, not USB ones. 

Is there public transportation nearby? What stop is closest?

​The Nashua Transit System bus route stops within walking distance of the community.

Are you near any transportation routes? Which ones?

​We are conveniently located right off of Route 3.

How much traffic is there in the area? Are there any times during day/night that it is heavy?

​We are located in a light traffic area.

What schools serve the community?

​Schools near Boulder Park Apartments include Broad Street Elementary School, Pennichuck Middle School, and Nashua North High School.
